Buying a custom home doesn’t have to take a long time. We make the building process as quick as possible at Overstreet so you can settle into your new home. We’re breaking down the timeline of the building process of a custom home.
Finding your perfect plot:
- Offsite – It could take you a week to find your dream property or it could take a year. Everyone’s situation, needs and wants are different. Once you do find your perfect piece of land, the closing can take anywhere from 30-60 days, depending on if there are contingencies in the contract. Due diligence contingencies are a great way to make sure you are protected when it comes to buying a home. It will give you enough time to evaluate things like whether or not your dream home will fit within building parameters, if the property is buildable or if there are other expenses to consider.
- Onsite – At any given time, Overstret Builders has multiple homesite available to build your dream home on. Typically it will just take a couple days to evaluate which one works for you – directional facings, proximity to clubhouse, open space, pond or park options, cul-de-sac options are all things to consider when selecting your homesite.
Before you sign a contract with your builder, you’ll want to sit down with them and review your desired layout and amenities. Check out our available floor plan options! Once you have decided on those things, you can sign the contract!
Permits:
To pull permit for your new home, we have to show that your home is going to follow city and state requirements. The permit process can take anywhere from 3 weeks to 3 months depending on the City you have selected to live in. Even though this may seem like a long time, we still keep the train moving by continuing the selection process, which takes about six weeks.
Construction:
We want this process to be as efficient and fast as possible so you can move into your dream home faster. With almost 60 years of experience, we have perfected the construction process and can do it in as little as 4.5 – 5 months. We rely on good weather for about 1.5 months to get your foundation poured, get the house framed, and get it under roof. Once that is done we don’t stop, even with rain or snow.
At Overstreet, we pride ourselves in making the move-in process a quick and painless one. Our onsite projects take about 7 months to build a custom home from start to finish.
