Our Proven Process: 6 Steps to Building Your New Home

Pre Contract

Site Selection:
Start by meeting with a custom home expert to discuss your perfect location. Whether you select an Overstreet owned homesite, have your own land, or need help finding the perfect property, we’re here to walk you through your options and show you what building can look like for your preferred scenario.

General Home Design:
Next, it’s time to talk design. We offer pre-designed floor plans, which can be customized to your heart’s content. We can also help you design plans that are uniquely yours or bid out plans that you’ve already had designed. We have the necessary tools and team to help you understand all facets of your build, including the biggest one: budget.

Contract

Deposit
By this time, the biggest considerations have been addressed: land, floor plan, and planned budget. You will also know what is... or is not... included in your home. It's time to commit to the process by entering into a purchase agreement and placing a deposit for your build!

First Set of Plans
With the contract in place, our team prepares for the next stage by working with the architect to bring your home plans completely up to speed, considering all evaluations from previous steps!

    Selections

    Structure Review/Permitting (4 Months)
    It’s now time for our Selections Coordinator to guide you through all necessary permit-related details. Once complete, a “Structural Signoff” will trigger our construction team to begin the permitting process!

    OB Selections & Vender Visits
    Meanwhile, you’ll move into selections by diving into the nitty-gritty details that make your house a home. You’ll be prompted to set appointments both in-house and with our trade partners to choose every last detail for your perfectly designed luxury dream home.

    Final Sign Off
    Our selections calendar requires 3.5–4 months of dedicated buyer involvement to complete a successful structural and selections process. When complete, you’ll sign off, and it’s time to hand everything over to the construction team.

      Construction

      Now that we've ironed out all of the details, it's time to start building your custom dream home! You can sit back and enjoy watching the progress of your build. Our team will be in touch with you every step of the way to provide you with up-to-date progress.

        Closing

        As your highly anticipated closing date approaches, Overstreet Builders will ensure that your new home is more than just a house – it’s the realization of your vision to build a luxury custom home where you’ll create lifelong memories. Before closing, you’ll meet with our project manager for a final walkthrough, during which we’ll work together to address any final touches and resolve any questions or concerns you may have. Then, when the big day arrives, it’s not just a closing – it’s the moment you officially step into the home you’ve always dreamed of. 

        We can’t wait to hand you the keys and say, "Welcome home!"
